SUBDIVISIONS AND LAND DEVELOPMENTS – PLANNING STAGE

  1. Village at East Cocalico (A subdivision that includes five single-family detached dwellings and 118 townhomes at Muddy Creek Road) – Agreements were approved by the Supervisors. Anticipate start of construction in February.
  2. Roechling Medical Lancaster Land Development (A 56,600 sf addition to an existing medical manufacturing facility at Denver Road) – Pending revised plans and information to address conditions of plan approval.
  3. Grande Construction Subdivision 195 Swartzville Road (121-lot single-family detached home subdivision at Swartzville Road) – Discussed at the September Planning Commission meeting, applicant to address comments/resubmit revised plans for review.  Awaiting receipt of revised plans for review.
  4. Wabash Landing Phase 3 Subdivision & Land Development (A subdivision that includes 18 single-family detached homes, seven single-family detached-homes with conversion apartments, 22 semi-detached homes, and 14 attached homes, at Wabash Road and Stevens Road) - Awaiting applicant to complete final conditions of approval to record plan.
  5. Crossings at Cocalico Land Development (51 single family units, 18 duplex homes 42 townhomes, 72 apartments, and 9.20 acres of open space with associated improvements– Board of Supervisors granted conditional approval at October 2nd meeting.
  6. WICU, Inc. 21 Industrial Way Land Development (A land development that includes a 50,000 sf warehouse and office at Industrial Way) – Awaiting receipt of revised plans.
  7. HMW Properties, LLC Land Development (A land development that includes an 11,800 sf building for use as a laboratory/office) - Received/reviewed plan revisions and awaiting receipt of final plans for signature and recording.
  8. Metro Development/C&B Land Development (A land development that includes a 315,800 sf warehouse at Gehman School Road & Stone Hill Road) – Received and reviewed revised plans and issued updated review letter dated, awaiting completion of remaining conditions.
  9. Weiler Walls Land Development (A land development that includes a 62,555 sf building designed for use as a contractor's office, storage space and storage yard– Received final plans for signature by the Board of Supervisors, which can be released upon receipt of financial security.
  10. Wright Ebersole LLC Land Development Phase 2 – Received revised plan and issued review letter dated 10/6/2025. Reviewed agreements and awaiting final items for plan signature. Earthmoving commenced during first week of February.
  11. 500 Mohns Hill Road Minor Subdivision – Received and reviewed plans for minor subdivision.  Issued review letter dated 11/4/2025. Received revised submission and Board of Supervisors approved plan in January. 
  12. 65 Poplar Drive Lot Annexation – Received plan submission, plan will be discussed at the February PC meeting.
 

SUBDIVISIONS AND LAND DEVELOPMENTS – CONSTRUCTION STAGE

  1. Wright Ebersole LLC Land Development (Purecycle) Phase 1 – Awaiting release request from the developer for work completed to date.  Awaiting completion of sidewalk corrective improvements along Route 272.
  2. Dutch Cousins Subdivision & Land Development (A land development that includes a 15,000 sf multi-use building, a 2,400 sf pavilion, and various outdoor recreational facilities, at an existing campground at Hill Road.) – Conducted site improvements inspections of project.
  3. Wabash Landing Phase 1 & 2 (A residential subdivision that includes 27 single-family detached dwellings, one single-family detached-home with conversion apartment, 20 semi-detached dwellings, 18 attached dwellings, and 16 apartments, at Wabash Road and Stevens Road.) – Awaiting additional information for dedication of the street system.
  4. 935 Stone Hill Road Land Development – Developer indicated that they have completed improvements, permits under way.
  5. We Care Communities Land Development (A 17-unit expansion to an existing mobile home community at Wabash Road) – Awaiting installation of improvements.
  6. Forino Properties Land Development (A 6,100 sf office building, pole building, and a 146-unit mini-storage facility at North Reading Road and Jason Avenue– Conducted site improvements inspection.
  7. KBKK, Inc. 22 Industrial Way Land Development (A land development that includes a 15,800 sf addition to an existing industrial use at Industrial Way) – As-built plans reviewed.
  8. Hoover Trucking Land Development – Awaiting receipt of as-built plans.
  9. Carriage Hill Subdivision Phases III & IV - Project is currently in maintenance period.
  10. 251 N. Reamstown Road Subdivision – Conducted stormwater management installation inspections.
  11. Heatherwoods Development Phases III - V – Development is currently in maintenance period.
  12. Woodcrest Retreat Phase 3 Land Development (A land development that includes a program building, support amenities, and parking facilities at an existing retreat complex at Woodcrest Drive) – Awaiting construction to commence.
